Working downtown is always interesting – you’re dealing with buildings that have been here since before any of us were born, mixed in with newer stuff that somebody squeezed into whatever space was available. Every project here tells you something about Ithaca’s history, and you get to be part of keeping this place going for the next generation. Plus, there’s nowhere better for grabbing lunch when the job’s done.

What Makes Downtown Ithaca Special

Downtown sits in the valley, so you’re surrounded by hills and gorges on all sides. 


This is where everything happens – college students, longtime residents, business owners, visitors, everybody mixing together.

You can’t get more central than this – everything in Ithaca connects through downtown somehow.

From some of the taller buildings, you get these great views up to Cornell or out toward the lake. The Commons is like a green ribbon running through everything, and even with all the concrete, there are still plenty of trees and planted areas that keep it from feeling too urban.

You’ll see Cornell professors having coffee next to local contractors talking shop. It’s busy but not crazy, and most people are pretty friendly when you’re working around them.

The Commons, the bus routes, the major roads, it all comes together here. If you live downtown, you can walk to work, restaurants, shopping, entertainment, pretty much everything except maybe the hiking trails.

Housing & Development

Parks & Recreation: The Commons is right here – events, farmers market, festivals. All the gorge trails are a short walk away. Plus you’re close to the lake and state parks.

Shopping & Dining: This is restaurant central for Ithaca. Everything from quick lunch spots to nice dinner places. Local shops, bookstores, galleries – if you can’t find it downtown, you probably don’t need it.

Schools & Services: Close to everything – library, post office, banks, medical offices. Cornell’s shuttle routes run through here, connecting to campus.

Transportation: Bus hub for the whole area. Walking and biking work great for most trips. Parking can be challenging, but that’s part of downtown life anywhere.

  • Most residential is multi-story, multi-unit – not much single-family housing

Downtown work means planning around existing infrastructure – old utility lines, narrow streets, and neighbors who are trying to run businesses. Soil conditions vary depending on what was there before, and you’re often dealing with limited space and tight access. Permits can take longer because of historic district considerations and city oversight. Winter work is doable since streets get plowed first, but equipment storage and staging can be tricky.
